One of the most important forces shaping today’s housing market is the extreme lack of inventory. There just aren’t enough homes available to meet the demand from eager buyers—and that’s not likely to change anytime soon.
Roughly 70% of U.S. homeowners have mortgage rates between 2-4%. Understandably, most are not in a rush to trade those ultra-low rates for something higher. This “rate lock” phenomenon is creating a supply shortage that’s expected to persist well into the future.
That means fewer homes on the market—and more leverage for those who choose to sell.


Buyer Demand Is Strengthening
Even with interest rates higher than in years past, buyers are adjusting to this new reality. Many have come to terms with the fact that today’s rates are the new normal, and they’re no longer waiting on the sidelines. According to the National Association of Realtors (NAR):
“Home buyers seem to be getting over the shock of mortgage rates in the mid- to upper-6% range.”
And Selma Hepp, Chief Economist at CoreLogic, notes:
“Sellers may have held back recently, waiting to see how the market evolves. But as mortgage rates ease slightly and buyer activity picks up, many are jumping back in.”
